Terms of Service

Land & Home Connect is a connection service. We help people selling land or home properties (“sellers”) by introducing them to potential buyers (“buyers”) from our network.

We are not a real estate brokerage, agent, or listing service. We do not represent you in a transaction, negotiate on your behalf, provide legal, tax, or financial advice, or handle any part of a property closing. Any agreement to buy or sell property is made directly between the seller and the buyer.

We work hard to find the right buyer for every property, but we do not guarantee that we will find a buyer, that any buyer will complete a purchase, or any particular price or timeline. Results depend on your property, your location, and market conditions.

• $0 upfront: Signing up and using our connection service costs nothing upfront.
• Success fee: We charge a one-time $39.99 connection fee, due only when your property is sold to a buyer we connected you with.
• No sale, no fee: If your property does not sell to a buyer we introduced, you owe us nothing.
• No recurring charges: We do not offer subscriptions and will never bill you on a recurring basis.
• Invoicing: The connection fee is invoiced at the time the sale completes and is payable upon receipt.

You may cancel your participation at any time before a sale completes by contacting us at contact@landandhomeconnect.com. If you cancel before selling to a buyer we connected you with, no fee is owed.

Because our only fee is charged after a completed sale, refunds are rarely applicable. However, if the $39.99 fee was charged in error, or if the underlying sale is rescinded or fails to close, we will refund the fee in full. Contact us and we’ll make it right.

By using our services, you agree to:

• Provide accurate, current information about yourself and your property;
• Have the legal right to sell (or authority to act for the owner of) any property you tell us about;
• Communicate with buyers in good faith;
• Let us know promptly if your property sells or is no longer available;
• Notify us if your contact information changes.

You agree not to misuse our website or services — including by submitting false or misleading information, impersonating another person, harassing our team or other users, or attempting to disrupt or scrape the website. We may decline or discontinue service to anyone who violates these Terms.

If you opt in via our sign-up form, you consent to receive SMS/MMS messages from Land & Home Connect (a brand of Networks Etc L.L.C.) as described at sign-up. Message and data rates may apply; frequency up to 5 messages per month; consent is not a condition of purchase; reply STOP to opt out or HELP for help.

The content, branding, and design of this website — including the Land & Home Connect name and logo — are the property of Networks Etc L.L.C. You may not copy, reproduce, or reuse them without written permission. We grant you a limited, non-exclusive right to use the website for its intended purpose.

To the fullest extent permitted by law, Networks Etc L.L.C. and Land & Home Connect are not liable for any indirect, incidental, or consequential damages arising from your use of our services, including any dealings between sellers and buyers. Our total liability for any claim related to our services is limited to the amount of fees you have actually paid us.

We may update these Terms from time to time. When we do, we’ll revise the “Last updated” date at the top of this page. Continuing to use our website or services after an update means you accept the revised Terms.
